Does your driveway actually need sealcoating?

Plenty of driveways get sealed that did not need it, and plenty get sealed far too often. You can settle the question yourself in about five minutes with a garden hose and a nickel. Here is what to look at, and what the answer means.

Test one

The water test

Run a hose on a section of the driveway for a few seconds and watch what the water does.

If it beads up and sits on the surface, the binder in the asphalt is still doing its job and the surface is still sealed. Your driveway can wait. Sealing it now buys you very little.

If it soaks straight in and darkens the surface, the asphalt has gone porous. Water is getting into the body of the driveway rather than running off it, and in Dayton that water freezes several dozen times between November and March. Each freeze expands it and levers the material apart from the inside. That is the damage that turns into cracking, and then into the base failing, and then into repaving.

This one test tells you more than the colour does, and it is the one almost nobody does.

Test two

The colour test, and its limits

Fresh asphalt is close to black. As the binder oxidises under UV it fades through charcoal to gray, and a driveway that has gone properly gray has been losing that binder for years.

The catch is that colour is also the easiest thing to fake. A thin, over diluted coat of sealer turns a gray driveway black for a season without protecting anything, which is exactly why the water test matters more. Gray is a reason to look closer. It is not on its own a reason to book.

Test three

Run your hand over it

Asphalt is stone held together by binder. When the binder goes, the stone starts letting go. If the surface feels rough and gritty, if loose stone comes away when you brush it with your foot, if you can see the individual aggregate standing proud rather than sitting in a matrix, that is raveling.

Light raveling means seal it now and you will hold what is left. Heavy raveling, where the surface is visibly coming apart and there are shallow open areas, has usually gone past the point where a coat of sealer is the answer.

Test four

Read the cracks, not just count them

The pattern tells you more than the number does.

Any contractor who looks at that third pattern and quotes you for sealcoating without mentioning it is either not looking or hoping you will not.

When the answer is no

There are four common situations where the right advice is to leave it alone.

The asphalt is new. New asphalt has to cure before it will take a sealer, and most manufacturers put that at six to twelve months. The oils are still working their way out, and sealing early traps them. If your driveway was laid this year, wait.

It was sealed a year ago. A properly applied coat lasts two to three years on a residential driveway. Sealing annually does not double the protection, it builds a film that eventually gets thick enough to crack and peel away in sheets, and then you are paying somebody to strip it. Annual sealing is a contractor's revenue model, not a maintenance schedule.

It still beads water and it is still dark. Come back next year and test it again.

It is concrete. Concrete does need sealing, but it is a different product and a different job, and it is not one we do.

Frequency

How often, actually

Every two to three years covers most residential driveways in this climate. Push it out further if the drive is shaded, lightly used and still testing well. Pull it in if it takes full afternoon sun all summer, carries heavy vehicles, or sits where road salt gets tracked onto it all winter.

The useful way to think about it is that you are not repainting the driveway on a schedule, you are replacing a protective layer when the tests say it has worn out. Test it each spring. It takes five minutes and it will save you at least one unnecessary coat.

The other side of it

What waiting costs, when the tests say yes

If water is soaking in and you leave it, the sequence is fairly predictable. Water gets into the surface, freezes and expands, and opens fine cracks. The cracks widen and let more water through to the base. A wet base loses its load-bearing strength, moves under vehicle weight, and the asphalt above it breaks into that interconnected pattern. At that point the repair is excavation and new material.

Sealing is cheap relative to patching, and patching is cheap relative to repaving. The whole argument for doing it is that it is the least expensive step in the chain, which is also why it is not worth doing when the tests say it is not needed yet.
