Sealcoating and paving in Beavercreek

Beavercreek has been a city only since February 1980, when part of Beavercreek Township incorporated with 31,589 people. It has grown every census since, to 46,549 in 2020, across about 26.4 square miles that took in the older crossroads communities of Alpha, Knollwood, Zimmerman and most of New Germany. The result is a city whose driveways span more than seventy years, and whose street program decides when the end of many of them gets rebuilt.

The housing

Every decade represented

On the Census Bureau's American Community Survey, 2024 five year estimates, Beavercreek's median home was built in 1979, but the median hides a spread. Nearly a fifth of homes, 19.7 percent, are from before 1960, and almost a quarter, 24.7 percent, from 2000 or later, with the 2000s alone at 17.4 percent. The 1970s add 18.8 percent. About 70 percent are single family detached, 71.8 percent are owner occupied, and the median value is $279,600.

In practice that means a Beavercreek street can tell you a lot. A 1950s house probably has a drive on its third surface. A 1970s house is at the age where a first overlay or a replacement comes up. A 2000s house is at its first serious crack filling. The quote starts from which of those yours is.

The street program

Check the resurfacing list before you pave

Beavercreek runs an annual street resurfacing and curb replacement program. For 2026 the city set aside about $3.75 million to resurface roughly 13.06 centerline miles and replace about 11,214 feet of curb. Streets are picked by a pavement condition rating from visual inspections, lowest first. On a street being paved, the city says aprons that do not meet its standards will be upgraded to meet them, and before removing curb the contractor contacts each owner about when the new curb can be driven on. New curb concrete usually needs five to seven days to cure.

If your street is on the list, the sensible order is the city's curb and apron work first and your driveway after, so a new drive is not cut into or a fresh seal coat is not tracked over with concrete. If you want to replace your own apron, the city says it is at your expense and needs a right-of-way permit. The Engineering Division, (937) 427-5513, can tell you whether a street is scheduled.

Paving

Paving choices by the age of the house

The paving minimum is $2,500. We talk it through by phone, look at the base in person, and only then write a number. Trace the area for a paving range. The paving guide explains what the base check involves.

Who can work on a Beavercreek apron

Beavercreek requires anyone working in the right-of-way to be registered and bonded with the city before applying for a permit. Registered contractors can apply through the city's online permit center. The registration terms and the bond and insurance amounts are set out in the city's code, and the Greene County page lists them. Apron work here is taken on only with a paving contractor already registered with the city.

Separately, the city's sidewalk maintenance program covers more than 105 miles of sidewalk. Where an inspection flags a section in front of a house, the owner pays, either at once or spread over five years as a special assessment, or makes the repair to city standards within the time on the written notice. If a driveway job is coming, it is worth knowing whether the sidewalk across it has been flagged.

For the drives from the 1990s and 2000s, sealing on a regular cycle is what keeps a paving bill away. It is priced per square foot with a $300 minimum, crack filling is part of the price, and the instant price map shows the exact figure after you trace the drive.

Local questions

Beavercreek questions

Our street is being resurfaced this year. Should we wait on the driveway?

On the street end, yes. Let the city finish curb and apron work and let the concrete cure, then seal or pave behind it.

The city flagged our sidewalk. Can you fix it?

Sidewalk is concrete in the public right-of-way and runs under the city's program and permit. What we can do is time the driveway work around it so nothing is done twice.

Our 1950s house still has the original drive. Overlay or replace?

At that age, usually replace, but the base decides. If it is firm, an overlay can be the cheaper sound choice.
